Buying a home

What to check before you sign, how to think about prepaying a mortgage, and not putting all your money in one place.

1 The deal

Renting and buying a home

Before signing a lease, check the ownership certificate and any mortgage, and pay everything by transfer with the purpose noted

Before signing, ask the landlord for an ID and the ownership certificate. Then take your own ID to the real-estate registration office and check whether the home is mortgaged or sealed by a court. You can check even before you have signed a contract. If the home was mortgaged or sealed before it was rented out and is then auctioned to a new owner, you cannot demand to keep living there. Make every payment by transfer with the purpose noted, and keep the record.

Don't waste your money

Before prepaying your mortgage, work through one comparison; don't go by feel

Prepaying a mortgage is the same as earning your mortgage rate with certainty. So ask only one thing: is the after-tax return you can get steadily over the long run higher than your mortgage rate? If it is, don't rush to prepay; if it isn't, or you can't tell, prepay. With equal-installment loans, interest makes up more of the payment in the first few years, so the earlier you prepay the more you save. The "prepayment estimate" in your bank's app gives you the number directly.

Don't waste your money

Don't put all your money on one stock, one platform or one house

As long as several things don't all rise and fall together, spreading your money out leaves the average amount you can earn unchanged, while the ups and downs of your account get smaller. Conversely, if all your money is on one stock, one platform or one house, when it has trouble, you have trouble with everything.
